Ensuring the Rosewood London is safe and sound!

The former home to The Pearl Assurance Company, now the home to Rosewood London, a luxury five-star hotel. The full building was built over almost 48 years, with the main building designed by C. Newman in the Edwardian Baroque style and opened in 1914. With the final of the three additional wings added in the 1960s.
It remained the head office of The Pearl Assurance Company until 1989 and in 2000 opened as a hotel. After renovations in 2013, it reopened as the 262 room, Rosewood London.
The Grade II Listed building with a striking and intricate Portland stone façade sits alongside one of the busiest roads in central London, High Holborn. This along with the notorious London weather has resulted in the need, as part of a regular maintenance schedule to undertake façade surveys.
Thomann-Hanry® was selected to undertake a detailed commercial building façade survey to ensure the project managers and engineering team at the hotel had a detailed report of the areas of concern which could then be rectified as part of the on-going maintenance repairs schedule which help to mitigate any potential issues.
Hotel Façade Survey
With scaffolding ruled out as time consuming, unsightly, and expensive for the imposing building, there were also concerns raised to the guest’s privacy and the need to either discount room rates or offer discounts or refunds if scaffolding was used. With Thomann-Hanry® able to work using a mixture of MEWP (Mobile Elevating Work Platforms) and drone, Thomann-Hanry® can get up close to the façade, inspect and record any issues or areas of concern.
High Level Façade Condition Survey
Unlike when drones are exclusively used, Thomann-Hanry® can physically inspect, tap-test, and when needed, remove any loose or damaged items. This significantly reduces the risk of accidents to staff, customers and members of the public from any falling façade items such as masonry, fixtures, and fittings.
The inner courtyard was also inspected using MEWPs to ensure that every surface of the building’s full façade was inspected to gather as much information as possible. After 2 days the comprehensive survey was completed, and within weeks, the engineering team was presented with a detailed façade report highlighting the key areas of concern and the priority list of remedial repairs and remediations which would be needed during the next scheduled maintenance programme.
